What is the difference between a manufacturer guarantee and a roofer guarantee?

A roofer’s guarantee is only effective if the roofer is still in business; otherwise, there is no guarantee to pursue if there are roofing problems. A manufacturer’s warranty is a standard agreement between you and the manufacturer for whatever length of time is stated in the product warranty.

Repairs can be made up to the stated number of years and after that, the contractor’s guarantee would apply as it was originally stated. If the roofer doesn’t build the roof to the manufacturer specification, the product warranty might be void. That puts the onus on the builder to do the work right, or run the risk of taking on liability themselves.

What are the different types of warranties?

Roofing warranties may include a no-dollar-limit known as NDL; non-prorated; total system; and single source warranty. You should always ask your roofing consultant or builder, as it is your responsibility to know what the warranty is. Ask for a written copy and keep it on file in the case something might need repair. Be sure to note at which roof age the manufacturer warranty reduced coverage, in prorating warranties.

What will void a manufacturer warranty?

A void warranty is most commonly a result of improper installation.  If the roofer doesn’t follow manufacture instruction or specification, or use inferior products to save money, the warranty runs the risk of being nullified.
