What is the difference between a roofer guarantee and a manufacturer guarantee?

A roofer’s guarantee is only effective if the roofer is still in business; otherwise, there is no guarantee to pursue if there are roofing problems. A manufacturer’s warranty is an agreement between you and the manufacturer for whatever length of time is stated in the warranty. Repairs can be made up to the stated number of years and after that, the contractor’s guarantee would apply as it was originally stated. Roofers must build the roof to manufacturer specifications to retain manufacturer warranties. Any deviation will result in a voided warranty.

What are the different types of warranties?

Roofing warranties may include a no-dollar-limit known as NDL; non-prorated; total system; and single source warranty. It is your responsibility to know what the warranty is; to always ask for a written copy; and to know the exclusions that are a part of each warranty. Be sure to note at which roof age the manufacturer warranty reduced coverage, in prorating warranties.

What will void a manufacturer warranty?

Some typical events that may nullify a warranty include repairs or alterations without the manufacturer’s approval (deviation from installation specs and components), failure to pay the warranty fees, or swapping lower quality materials to reduce the price.
